Different from a health inspection consultant in every way: these are the people who tell you what is actually wrong with a building before you commit to it. Since the condition of the space is the single largest cost variable in opening, a few hundred dollars here routinely saves five figures — or gives you the findings to negotiate the lease with.
What to ask before you hire
Take this into the call. No vendor gets to edit this list.
- Is this a full Property Condition Assessment to ASTM E2018, or a lighter walkthrough? The difference is large and so is the price.
- Will you assess the systems a kitchen actually depends on — hood and exhaust, make-up air, the grease waste line, gas service capacity, electrical capacity, and hot water? A generic commercial inspection may skip all of it.
- Can you camera the sewer lateral? Grease lines are where restaurant surprises live, and you cannot see them any other way.
- Do you provide cost-to-cure estimates? Findings turn into leverage only when they come with a number.
- Can you work around an operating restaurant, or off-hours if the space is still trading?
- Do you include an ADA accessibility review? Cheaper to learn now than at final inspection.
- What is your turnaround, and does it fit inside my inspection contingency period? Miss that date and the findings are worthless.
- Are you inspecting the building only, or will you also flag code issues that affect my licensing?
