Snow removal, salt & ice melt
Plowing, salting and the bagged de-icer you keep by the door — the winter contract that decides whether your entrance is safe at 6am.
Ohio’s natural accumulation rule means a business generally is not liable for injuries caused by snow and ice that nature put there — but clearing it badly can create a hazard that would not otherwise have existed, and that one you own. That is the opposite of most people’s intuition, and it makes the quality and consistency of the work matter more than the fact of doing it. Salt supply and plowing are also two different purchases: many operators contract the plow and buy their own bagged de-icer for the door, the ramp and the dumpster pad.
What to ask before you sign
Take this into the call. No vendor gets to edit this list.
- What is the trigger depth, and who decides it has been met? A contract that plows at two inches does nothing for the freezing drizzle that actually puts someone on the ground.
- What is the service window before opening? An entrance cleared at 10am is not cleared for a 6am delivery or a 7am opening shift.
- Is salting included, or billed per application? This is the single most common surprise on a winter invoice.
- Are walkways, the ramp, the dumpster pad and the grease bin included, or only the parking lot? The places your staff and haulers walk are frequently outside the contract.
- Where does the pushed snow go, and will the pile block parking, sightlines, or the dumpster enclosure when it melts and refreezes?
- Do you document each visit with a time stamp? If a slip-and-fall claim ever comes, the service log is the evidence — ask for it in writing, monthly.
- Are you insured, and can you send a certificate naming my business?
- For de-icer: what is the product and what is its effective temperature? Rock salt stops working well before Cleveland stops freezing, which is what calcium chloride and magnesium chloride blends are for.
- Is the product safe for my concrete and my floors? Aggressive de-icers damage new concrete, and whatever is on the lot gets tracked onto your floor, into your grout, and onto your mats.
- Can I get it delivered by the pallet before the first storm? Buying bagged de-icer in January means buying it at January prices, if it is available.
